Holidays at Fearn Farm
‘The Mill at Fearn Farm’ is our on-farm holiday accommodation. We’ve welcomed guests to our wee Highland haven here in Easter Ross since our opening in March 2020. The Mill is in an optimum location for exploring the Scottish Highlands, just 3 miles from the A9 and the North Coast 500 route. Despite its connectivity to the northern part of the country, Fearn is a tranquil spot – providing a perfect break to relax and unwind.
The property consists of two houses with an internal joining door – ‘The Mill’ and ‘The Wee End’ – which can be booked seperately or in conjunction. This set up gives you the flexibility to be all together and yet have privacy too.

The Mill End
The Mill has a lovely semi-open plan living, dining and kitchen area, there is access to an outside eating area and private patio through huge sliding doors. There is also a wood-burning stove and a massive dining table for socialising around. On the ground floor, there is a w/c room with a washing machine/tumble drier. A large bedroom with en-suite is also situated on the ground floor. There is plenty of coat hanging space and cubbyholes for shoes situated under the staircase. On the first floor, there are 4 bedrooms – with twin beds that can also be arranged as super king beds depending on your requirements. All the bedrooms have en-suites with views of the surrounding farm.

The Wee End
The Wee End is a single storey, two-bedroom cottage attached to the Main Mill. It is accessed through double doors off the living area of The Mill and there is an open plan kitchen and living area with a full-height ceiling open to the eaves and is stylishly furnished in a Scottish Scandi style.
The two bedrooms are bright and can be set up as twin or super-king rooms to suit your needs. There is a shared bathroom and a light, spacious kitchen/living area with double height ceiling and a wood-burning stove. The bedrooms and living area all have sliding patio doors which access a south-facing private patio and garden.

Checking in and checking out
Check in is after 4pm and check out is by 10am. We can not offer an earl check in or late check out just now due to Covid 19 requirements for additional deep cleaning.
The price of your stay includes accommodation, electricity, heating, bed linen, towels, kitchen cleaning and dish washing supplies. Logs, kindlers, paper and matches for the wood burning stoves, Smart TVs and Wifi.
We require a 50% deposit to reserve your booking and the remaining balance is due 4 weeks before arrival.
We also request credit card details are supplied with a pre approved balance of £200 to cover us for the unlikely event of any damages or breakages during your stay. We expect that the property will be left in the condition it was found in.
When you submit a booking via our online reservation system you will receive an automatically generated booking summary to the email address you have given us, if you don’t receive the email please check your junk email and if you still haven’t had an email please phone us as soon as possible. All bookings are provisional until you receive a letter of confirmation sent to you by email.
We accept up to 2 well behaved dogs to stay in the Mill end and one in the Wee end for a small charge. They must not be left in the property unattended or be on the sofas and beds. The Mill is situated on a working farm with cows, sheep, kids and game birds and all dogs must be kept on a lead once outside your enclosed garden. All dog waste must be bagged and binned.
Smoking is not allowed in the properties.

We strongly recommend travel insurance to cover any changes in circumstances for all types of stay.
We appreciate that plans may change and our cancellation policy is as follows.
Cancellation prior to 8 weeks before rental start date will be refunded in full less a 10% admin fee.
Cancellation between 5 and 8 weeks before the rental start date will be refunded in full less an administration fee of 40%.
Regrettably cancellation within 5 weeks before the rental start date cannot be made.
